TARC Kailasa West Delhi as a stay-and-upgrade address

TARC Kailasa is built for the West Delhi family that already shops in Punjabi Bagh, already uses Kirti Nagar Metro, and already uses Patel Road to reach Connaught Place. This is an upgrade inside West Delhi, not a move to another part of the city.

That is why the homes are 3.5 and 4.5 BHK large-format plates, not compact 2 BHK flats. Families on builder floors in Rajouri Garden, Patel Nagar or Moti Nagar are looking for more floor area, 11-ft clear ceilings, and a club they can use without crossing the Ridge every weekend.

TARC Kirti Nagar is the same Patel Road project

TARC Kirti Nagar is the search name many buyers type when they know the industrial-area pin but not the project spelling Kailasa. The registered office and the environmental clearance both sit at Plot No. 67, Kirti Nagar Industrial Area, Najafgarh Road / Patel Road, New Delhi 110015.

The RERA number does not change with the nickname. If a listing says TARC Patel Road, TARC Kailasa West Delhi or Kailasa Kirti Nagar, please check DLRERA2023P0017 before treating it as a second project.

TARC Kailasa versus nearby ultra-luxury peers

TARC Kailasa and DLF One Midtown sit in the same West Delhi high-rise conversation, but the plates, density and construction clock are not interchangeable. Kreeva Swaranaya answers a South Delhi scarcity brief. TARC Tripundra is the same promoter with delivered and near-delivered inventory on Bijwasan Road, which is a different product and a different daily map.

DLF One Midtown

DLF One Midtown is the closest West Delhi high-rise peer, on the Moti Nagar / Satguru Ram Singh Marg side of the same industrial belt, RERA DLRERA2021P0007. Four towers hold about 913 homes in 2, 3 and 4 BHK plates from roughly 1,732 to 3,040 sq ft.

Possession was filed for mid-2026 and handover talk is already in the market. DLF's own commentary put Midtown pricing on a climb from the original launch band toward the ₹30,000 psf neighbourhood. The Midtown 4 BHK is still a smaller plate than the Kailasa 4.5 BHK.

Midtown wins on brand familiarity and a nearer key. Kailasa wins on saleable size, the 50-metre pool and a 1,70,000 sq ft amenity layer against Midtown's much tighter club.

Kreeva Swaranaya NFC

Kreeva Swaranaya is a 114-home New Friends Colony high-rise, not a West Delhi substitute. The product is 3.5, 4.5 and 5.5 BHK from about 3,700 to 5,100 sq ft with 22-ft living rooms and a private lift lobby.

Possession sits in 2031. Kreeva is the South Delhi scarcity buy. TARC Kailasa is the West Delhi stay-put buy. Compare them only after your family has first decided whether you want to live in South Delhi or West Delhi.

TARC Tripundra

TARC Tripundra is TARC's own low-rise on Main Bijwasan Road opposite Pushpanjali Farms, RERA DLRERA2022P0007, about 3 acres and roughly 190 homes in 3 and 4 BHK plates around 2,200 to 3,100 sq ft. User-side inventory is available on delivered and near-delivered stacks.

Tripundra is useful when you want a ready TARC home near the airport belt. It is not a Patel Road substitute. Ceiling height, tower height, club size and the daily Kirti Nagar routine are all different.

What is TARC Kailasa?

TARC Kailasa is a five-tower group housing project by TARC Projects Limited on Patel Road at Plot No. 67, Kirti Nagar, New Delhi 110015. The environmental clearance (EC23B038DL192254, 3 August 2023) records a net plot of 24,793.58 sq m, which is the 6.12-acre figure the market uses.

Press at launch called it a 1.7 million sq ft development. The live product is 3.5 and 4.5 BHK large-format residences with a study and a helper room, fully fitted on the current specification, and planned around a double-height arrival lobby plus an exclusive elevator lobby for each home's private lift foyer.

Andy Fisher Workshop in Singapore is the principal design architect. The project team also includes GPM Architects as executive architect, SHMA as principal landscape architect, CPP as wind consultant, JW Consultants as structural consultant, PDA as MEP consultant, SAHVIA on the facade, Integral Designs as executive landscape architect, Vijay Vastu & Associates on Vastu, and Arabian Construction Company (ACC) as construction partner.

TARC Kailasa sizes and specification that still hold in September 2026 are the five-tower site plan on Patel Road, the three saleable plates of 3,440, 3,685 and 4,246 sq ft, the 50-metre pool, 1,70,000 sq ft of amenities, six landscape layers, seven-tier security, fully fitted residences, concierge and smart home.

Clear ceiling height is 11 ft. Homes booked from 1 December 2025 take the marked specification as standard. Bookings up to 30 November 2025 treat those marked items as an optional upgrade package. Please confirm which specification your allotment carries before you plan interiors.
