A fair question, and the one I get most often on this launch. The answer does not sit in the brochure — it sits in what land and old stock in this pocket already trade at.
Phase 4 plots: ₹3.5 lakh per sq yard, when a seller can even be found
A 360 sq yard residential plot in Golf Course Road Phase 4 today commands around ₹3.5 lakh per sq yard — ₹12.5 Cr and upwards for the plot alone, before a single brick is laid. Then add construction at ultra-luxury specification, which currently runs well past ₹8,000–10,000 per sq ft once you account for 13-ft ceilings, VRV, imported fittings and a facade of this grade. Do that arithmetic on a self-built home in Sector 28 and the apartment psf stops looking aggressive.
The Crest — a decade-old building — trades at ₹50–60k psf
The most telling comparison is not with new launches. The Crest, an older DLF property on this same road, changes hands at ₹50,000–60,000 per sq ft in resale. Magnolias sits at ₹60–70k, Camellias at ₹80k–1L. When ten-year-old stock is priced above your entry number, the market has already answered the justification question for you.
There is no more land here — that is the whole story
Phase 4 is a finished corridor. Magnolias, Camellias, Aralias, the original Hamilton Court — the land parcels were consumed years ago. Hamilton Court 2 exists only because DLF held this parcel.
