Delhi NCR has learnt the trick of a branded residence. Put a known name on the parapet, print it on the brochure, and call the building managed. The buyer who has stayed in a real hotel knows the difference. A licence does not take the bag. A desk does. That desk, across the towers now being sold, is Roseate.
Roseate is the first hospitality deployment at Trump Towers, Sector 65, Gurgaon — a delivered building, not a promise. It is signed at Trump Residences Sector 69. The same concierge and hospitality management is written for Kreeva Swaranaya in New Friends Colony, M3M Jacob & Co Residences in Sector 97 and Smartworld Elie Saab Residences in Sector 98. Behind the desk are seven open hotels. Three in India. Four in the UK.

Because the buyer already knows the house. Roseate is not a flag flown in from a city the owner visits twice a year. It is the Bird Group hotel they have used in Delhi — the eight-acre resort, the Aerocity house — and the UK houses a London or Edinburgh trip already passes. Hiring that brand for a residence is a known standard, not a brochure import.
The company put the name on in the middle of the last decade. Bird Hospitality already ran hotels: a Delhi resort then operating as Dusit Devarana, and UK houses including what had been The Royal Park in London and The Forbury in Reading. When the Aerocity hotel was ready, Ankur Bhatia’s group brought them under one brand. Roseate is the bird with the pink plumage. The brief was a small, design-led collection. Not a lobby in every airport city.
Seven hotels are open. In India: The Roseate New Delhi, eight acres of resort inside the city; Roseate House New Delhi at Aerocity; The Roseate Ganges at Rishikesh. In the UK: Roseate House London, off Hyde Park on Westbourne Terrace; The Roseate Reading, restored from a 1911 building; The Roseate Villa Bath; The Roseate Edinburgh. The Roseate Wiltshire is the opening still ahead. That is the operating book a tower is hiring. A residence that claims hotel service and cannot name seven houses is renting a word.

Because it is already built. A signed hospitality line on a 2031 tower is a clause. A desk going into a tower that has been in possession since the Sector 65 launch of 2018 is something a buyer can walk. That is why Trump Towers on Golf Course Extension Road is the proof, and the other four are the extension of it.

Southern Peripheral Road. Two towers. 3 BHK at 3,091 sq ft and 4 BHK at 3,929 to 4,936 sq ft. About 60–70 homes still on the 30:70 plan. Roseate is signed. Sector 65 is the building a buyer can see. Sector 69 is the contract on the book still being written. Same licensed mark. A different road. A desk that is no longer “expected”.
What changes in the building once Roseate has the floor?
Ordinary things, which is the point. A car is received. A guest is announced. A table is held. The club is run as a hotel floor, not as a residents’ association room with a vendor on a contract. South Delhi floors never had that. A Noida tower with a fashion licence on the parapet has not had it either. The lifestyle lift is not a new marble. It is a standard the owner already pays for when they stay at the eight-acre resort, now sitting in the building they own.

New Friends Colony. 114 homes. A 1,50,000 sq ft club. Possession 2031. A floor in GK or NFC has a guard and a staircase. Swaranaya is the first of these South Delhi high-rises to put a hotel desk on that club — concierge, arrivals, dining — under Roseate. The buyer moving out of a kothi is not buying a logo. They are buying the day the kothi never ran.
M3M Jacob & Co Residences Sector 97
The licence and the desk
Sector 97. About ₹32,000 psf. A 30:40:30 plan. Jacob & Co is the name on the home. Roseate is the person at the door. Luxury projects in Noida have sold a brand before. They have not split the licence from the hotel desk this cleanly. A buyer who only reads the parapet will miss the half of the product that runs Tuesday morning.
Smartworld Elie Saab Residences Sector 98
Same desk, next door
Sector 98. The same ₹32,000 band. Elie Saab is the maison on the residence. Roseate runs the concierge and the hospitality floor. Comparing 97 and 98 is a licence comparison. The desk under both is one hotel brand. That is the new fact in branded residences here — the name on the glass can change, and the standard at the door does not have to.
That is the super luxury split. The licence sells the address. Roseate runs the day. Sector 65 is where that day can already be seen.
