20:80 payment plan — price, location and who should take it

The cheque stays with the buyer. The construction stays with the builder. That only works if the builder can fund the gap.

Shapoorji Pallonji Dualis and Experion Trillion offered a 20:80 last quarter and sold some units. M3M Jacob & Co Residences in Sector 97 is on a 20:80 for Diwali. Godrej Samaris is coming with a 20:40:40. Experion Sector 88 on Dwarka Expressway is expected on a similar line. These are not construction-linked plans. The builder is asking for momentum, an opening book, and a limited number of units on the soft plan so the rest of the inventory can still fund the site.

"A soft plan is a boon only if the builder can still pour the slab when the buyer is not paying."

— SuperLuxeRE Analysis · October 2026

Why a builder offers a 20:80

A construction-linked plan brings money as the slab rises. A 20:80 brings money at booking and then almost nothing until the end. The builder uses the soft plan to start the book, take the first funds, and create momentum. The number of units on that plan is kept limited. More units on a non-CLP means more of the construction must be funded by the builder’s own money or by a bank loan, because the buyer is not paying with the progress.

That is why the plan is not free. It is a trade. The buyer keeps capital outside the project. The builder takes the funding risk on those units. The trade only holds if the builder is credible, has the balance sheet, or can raise the construction loan without strain.

Plan What the buyer does What the builder carries
20:80 / 20:40:40 Small opening · capital stays out Funds the gap · needs a loan
Construction-linked Pays with the slab Cash arrives with progress

A CLP is the safer structure for the site. A soft plan is the better structure for the buyer’s cash — only on the right name.

THE PLAN

Want the 20:80 sheet or the CLP sheet?

Jacob, Samaris, Dualis, Trillion, Sector 88.

Which books are on a soft plan right now?

Shapoorji Pallonji Dualis

20:80 last quarter

Shapoorji Pallonji offered a 20:80 on Dualis last quarter and sold some units. The name is the point. A group that has already funded large sites can carry a soft plan without the site stopping. That is the first filter. The plan is not the product. The balance sheet is.

Experion The Trillion

20:80 last quarter

Experion Trillion, on the Sohna Road / SPR stretch, offered the same 20:80 last quarter and sold some units. Experion is one of the names Superluxere treats as a safer bet for a soft plan — a developer that has delivered on Golf Course Road and on Dwarka Expressway, and that can fund or borrow for the gap. The units on the soft plan were limited. That is how the structure is meant to work.

M3M Jacob & Co Residences Sector 97 Noida

20:80 for Diwali

Live. Sector 97, Noida Expressway. About ₹32,000 psf. The Diwali window is a 20:80. Jacob & Co is the licence. Roseate is the desk. The soft plan is the third line — a limited opening so the book starts, not a plan that should cover the whole tower. Confirm how many units are on the 20:80 and how many remain on a construction-linked structure before the application money moves.

Godrej Samaris Sector 53

20:40:40 coming

Golf Course Road. Phase 1 is Towers Fate and Fortune. The published seven-milestone plan is already lighter at the start — 10% at booking, a date-based 15% in February 2027, then slabs. A 20:40:40 is the next soft line being spoken. Godrej is a name that can fund a GCR site. The plan still needs a count: how many units sit on the soft structure, and how many stay on the milestone plan that brings cash with the floor.

Experion Sector 88 Dwarka Expressway

Similar plan expected

Upcoming. Sector 88 on Dwarka Expressway. A similar soft plan is expected. Experion is the same name that ran the 20:80 on Trillion. The filter is the same — limited inventory on the soft plan, the rest on a structure that funds the site. Until the launch sheet is out, this is a watch, not a book.

THE COUNT

How many units are on the soft plan?

The number matters more than the headline.

Ask the count →

Who should take the soft plan — investor or end user?

The investor takes it first. Capital that stays outside the project for three or four years is the real discount. The rate is locked. The money can work elsewhere. That is the clean use of a 20:80 or a 20:40:40 — provided the builder can still build when the buyer is not paying.

The end user can take it too, with a caution. The end user is not flipping the unit. The end user needs the key on the date. A soft plan helps the end user keep capital free while the current home is still lived in or rented. It does not help if the site slows because too many units were sold on a plan that does not fund construction. That is the check: is the builder credible, does the builder have the money or the bank line, and how much of the inventory is already on a construction-linked plan that keeps the site paid.

A construction-linked plan is the safest structure for the building. It brings money with the slab. It puts less burden on the builder. A soft plan is the better structure for the buyer’s cash. Both can sit in the same project. The buyer who only reads the 20:80 headline and ignores the builder is the one the plan was written to lure. The buyer who checks the name, the count of soft units, and the funding line is the one the plan was written to serve.

Shapoorji Pallonji and Experion are the names Superluxere treats as the safer bets for a soft plan in this quarter. Godrej on Golf Course Road is in the same class. M3M on Jacob & Co is the live Diwali window. The plan is a grab only after the builder is checked. It is a bait only if the check is skipped.

THE CHECK

Investor or end user. Soft plan or CLP.

The same wallet does not take both without knowing who is funding the slab.

Ask the check →

That is the super luxury read on a soft plan — a shift of risk, not a gift.

Disclaimer: Informational only. 20:80 and 20:40:40 structures are as stated in the brief and current sales windows. Confirm the live unit count on each plan, the construction funding, and the RERA sheet before application money moves. Superluxere is an independent advisory.
