Noida · ₹37 crore · 10,000 sq ft
A 10,000 sq ft Max apartment just printed at ₹37 crore
Noida’s luxury story used to be a rate. It is now a cheque. Luxury projects in Noida have a single-unit sale on the record at ₹37 crore, and the seller is Max Group.
Redrose Vanijya LLP — Riju Jhunjhunwala of LNJ Bhilwara is a director — bought a 10,000 sq ft Max Group apartment for ₹37 crore. ET Bureau called it the costliest single unit in Noida. Max One in Sector 16B is the Max Estates book in that ticket, about ₹40 crore a home. The sale is the proof. The sheet is Max One.
"₹37 crore for 10,000 sq ft is no longer a launch line. It is a closed sale."

A size, a seller and a buyer. Ten thousand square feet. Max Group as the seller. Redrose Vanijya LLP as the buyer, with Riju Jhunjhunwala of the LNJ Bhilwara group named as a director. ET Bureau, on 18 August 2026, called it the costliest single-unit apartment in Noida. The same piece notes a 10,000 sq ft bare shell at Prateek Edifice, Sector 107, at about ₹20 crore — the gap between a large Noida plate and this Max plate.
ET also put the wider band at ₹25,000 to ₹35,000 psf across M3M, Max, Gulshan and County, and said apartments as high as ₹40 crore are now being launched and sold, with demand from executives whose companies have a base here. The ₹37 crore cheque is the closed end of that sentence.

Ask the four →Where does Max One sit against that sale?
Max One Sector 16B
Max One price
Sector 16B. 58 homes. About ₹40,000 psf all-in, about ₹40 crore a home. RERA UPRERAPRJ9759, registered 7 March 2026. Possession Q3 2030. A 60,000 sq ft club. The ₹37 crore sale is a Max Group apartment of 10,000 sq ft. Max One is the book a buyer can open in that ticket. Do not read the ET line as a floor plan of this tower. Read it as the cheque the city has already written.

Three live books in the same city, not the same plate. One is a Taj desk. One is a licence at ₹32,000. One is the next Max tower, priced under the ₹37 crore print.
Gulshan Taj Skyscape Sector 129
Taj Skyscape
Sector 129, Noida Expressway. IHCL on the residence. A smaller land parcel, commercial neighbours, a branded desk rather than a Max estate. The buyer comparing a ₹37 crore Max plate with Taj is comparing a closed cheque with a hotel name.
M3M Jacob & Co Residences Sector 97
Jacob & Co price
Sector 97. About ₹32,000 psf. A 30:40:30 plan. The licence is Jacob & Co. At that rate a 10,000 sq ft plate is a different cheque from ₹37 crore — and most of the book is not 10,000 sq ft. This is the branded Noida residence already on a payment plan, not a one-off Max sale.
Max Estate 105 Sector 105
Estate 105 price
Sector 105. 252 homes. ₹27,500 psf base. Possession January 2031. Same developer as Max One, a different ticket. Estate 105 is the Max book under the ₹37 crore print. Max One is the book at it.

That is the super luxury read. Noida did not announce a ₹37 crore apartment. It closed one.
If the brief is the ticket, not the headline, start with Max One.
Then Taj, Jacob and Estate 105.
