DLF showed up for Sector 108. M3M wrote ₹1,839 Cr and took the 12.5 acres

Noida Authority had put a reserve of ₹835 Cr on the plot. Moneycontrol has M3M clearing it at more than twice that number. Stamp and charges of nearly ₹150 Cr push the cheque close to ₹2,000 Cr. That is land. It is not a 4 BHK brochure.

₹1,839 Cr on 12.5 acres is about ₹147 Cr an acre. PTI rounded the same bid near ₹1,850 Cr. DLF was in the room. Godrej Properties had been shortlisted and stayed out. Five parcels in the same auction crossed ₹3,300 Cr. For a household already looking at Noida Expressway, the story is who now owns the Sector 108 mixed-use block — not a floor plan that does not exist yet.

Moneycontrol, 8 September 2026: Gurugram-based M3M India was the highest bidder for 12.5 acres in Noida Sector 108 at ₹1,839 Cr. The Authority’s opening price was ₹835 Cr. Add stamp duty and other charges of nearly ₹150 Cr and the outlay sits close to ₹2,000 Cr. Per acre, that is about ₹147 Cr.

PTI copies rounded the same bid to about ₹1,850 Cr. Use ₹1,839 Cr as the Moneycontrol print number until Noida Authority publishes the allotment letter.

Who bid against M3M in Sector 108?

DLF was on the bid list and lost. That is the Moneycontrol headline. PTI adds that DLF, M3M and Godrej Properties were shortlisted; only M3M and DLF bid on the day. Godrej had already taken 4.95 acres in Sector 151 at ₹331.75 Cr. This auction was a different fight — a larger mixed-use block closer to the older Noida fabric, not another 151 plot.

Economic Times recorded two more lines from the same window: M3M also took 6 acres in Sector 98 for ₹414 Cr, and Max Estates took one parcel for ₹271 Cr. Those are separate plots. Do not fold them into the 12.5-acre Sector 108 number.

What should a Noida Expressway buyer do with this?

If you already hold or are underwriting Max Estate 105 or Trump Tower Noida Sector 94, this bid is corridor heat, not a substitute inventory. Those books have sizes and tickets. M3M Sector 108 Noida does not. A family that needs a 4 BHK this year still buys a live RERA file. A family that wants the next large mixed-use on this belt watches the allotment letter.

That is the super luxury read — M3M paid a DLF-killing premium for land. The apartment conversation starts after RERA.
